Creating a Master Suite Without an Addition

When you are flipping houses you are always looking for ways to make your homes stand out.  One item that has become a definite “must have” in the past few years for buyers is a master suite. In many older homes and established neighborhoods this is a space that simply does not exist. In fact, in many of these homes there was only ever one bathroom space. So the challenge becomes how to include this without “over improving.”   That’s where creativity comes into the picture.  Read here for 3 ways that I have successfully added a master suite to a home working within the existing footprint of the home (no addition needed).

1. Combine Two Rooms

A common layout in many homes is 3 bedrooms and 1 bath on a single level.  Depending upon the size of the home these rooms may be on the smaller side and would be tight fit for a king sized bed.  Here it makes sense to take two bedrooms and create a master suite.  You will expand the size of the bedroom and create a private bath space as well as a closet.

2. “Find” Extra Space

This is a space where we borrowed room from another bathroom on the other side of the wall

“Borrow” some space from adjoining bathrooms or closets – of all three options this is the one that requires the most exact measurements. In order for this concept to work the main hall bathroom needs to be large enough that you can re-purpose space to add to the new master bath without leaving the main floor bath small and uninspired.  This transformation can be so dramatic and significantly increase value with some creativity and resourcefulness.

3. Unfinished Upper Level

This is my favorite option….and something that I am always on the search for. The amazing thing about these spaces is that if they have generous ceiling height they are truly blank slates you can design from start to finish.  They also may include niches and nooks that are perfect to add unique and custom design elements.  Think sliding doors, coffee bars, built in shelving and comfy seating areas.

Hopefully these ideas will serve as inspiration as you search for your next project.  Before you add this to your renovation make sure to check the neighborhood and the comparable sales to see if having this space adds clear value to your house. If you are still unsure check with a local realtor who is experienced in the area. Part of a successful flip is making the most of your space and when it comes to home buyer’s expectations you definitely don’t want to come up short.
