There is a lot of flexibility when it comes to tile selections. You can create combinations of high end and low end tile, use a single color throughout, and add interest with an impact color on the walls. With so many ways to go here are a few favorite sources that may help on your next project.
Online
By far one of my top “go to’s” for tile is online. This is the perfect spot to go if I am wanting to re-create a higher end look or if I want to create a space similar to one I may have seen online. The benefit to using these online vendors for tile is that you can design a space that does not look like any other they may typically see. That type of impact is important for me since there are more homes being flipped and sold that look similar in design and finish.
I have also found that for some of the more expensive tiles there may be a lower end version online at a fraction of the price by the same vendor. And some of these sites may even offer free shipping or flat fee shipping which can be a great savings.
Bonus Tip – Remember to look at shipping dates to make sure that you will have the tile when needed. If you can plan far enough in advance to give yourself a bit of a buffer, that’s even better. Having the tile ready for the installer will save you time and keep everything moving along.
Big Box Stores
As much as I love and appreciate unique patterns and colors of tile, budget is always a factor when it comes to house flipping. But it doesn’t have to be a negative. There are classic options that can be purchased for a fraction of the cost if you search your big box stores. Think classic shapes like a 1 inch hexagon, a penny tile, or subway tile. These do not have to be purchased at a specialty tile store. Your color and finish choices may not be as broad but the classic shapes can be most appealing to buyers.
Specialty Tile Stores
Local tile stores are a great resource for tile when you are looking for something just a little above and beyond. If I am working with a budget that has a bit of room for something in the tile area then I will look to these stores. Especially if the area that I will be tiling is smaller. Think kitchen backsplashes or master bathrooms. This is another great option if you want something different and do not have the time to wait for a delivery…not that this has EVER happened to me.
There have never been more resources for affordable tile. You can create a budget friendly version of a high end space or you can go with classic selections like white hexagon or penny tile and style the space to add character. Keep in mind that your selections and your budget should align with the resale value of the house and the type of finishes that buyers would expect in that neighborhood at that price. That will help guide you as you create a home that brings value to the neighborhood and appeals to buyers.
