When I started working in real estate over 10 years ago, I learned various tips and tricks. One area I’ve seen many perspectives on is coaching. If you’re interested in learning how to flip houses for profit there are a lot of things to look for in a good real estate program. But is real estate coaching is really worth the investment? Each person has a different journey so the approach will always have to be dynamic.
Here are a few key things to look for when you are considering a good real estate program.
First I will say, although I did not purchase a $25,000.00 real estate investing program, I did have the ability to experience it with a colleague when I was getting started. The information was not unique, but what I do believe is that when you make that type of investment, there is a different level of commitment. You are more likely to try to get that initial investment back. That being said, someone shared with me the statistic that with those high priced programs, only about 3 percent of students actually complete the course.
How much ROI can I expect from real estate coaching?
You don’t always need to invest a large dollar amount to gain a return from your coach. Real estate programs have a large range of costs and can vary anywhere between $1,500 to $25,000. If you aren’t able to invest as many dollars, you can invest your time to make the most of your coach.
The key difference relies on how motivated you are and how quickly you can put your coach’s advice into action. If you are willing to commit time and take action, there is nothing that can keep you from your goals.
If you are the type of person who needs extra motivation then you might want to consider real estate coaching that is more involved (as long as you have the ability to make a larger investment).
Does this real estate coach fit your needs?
I had already come to the conclusion that this one person I met a few years ago had very different perspectives than I did. Regardless, I decided to attend one of their real estate club meetings to learn more. To my surprise, I was pitched ‘one on one’ coaching….for 100K a year. And this was after I had already been investing successfully for more than 8 years. Ultimately, I just didn’t feel like the way they did business was the way that I wanted to do business. Each coach and program are different. If you don’t feel that your values align with the real estate coach you’re speaking to, you might want to consider different options.
Can you be successful without a big investment in coaching?
Yes. Especially if you are willing to “do the work.” There are so many coaching programs that are a reasonable investment. Especially, when you consider that a profitable flip, even if you are just starting out, can be 20K or more. Investing in a real estate coach is similar to investing in education that will help you train you so you have more opportunities when looking for a job. A real estate program won’t guarantee your success however, it can give you the tools you need to learn how to flip houses for profit much faster.
I am a fan of programs led by people who are active investors, rather than someone who did a few deals a few years back and is now charging big dollars to coach. I also prefer people who are honest about the real estate investing process. It is not a “get rich quick” type of process so anyone who leads you to believe that is not being truthful.
The bottom line is that if you need help, there are resources available. Knowing what you need and what is important for you will help guide you in your decision-making process.
