Last week you saw the first detailed photos of the latest flip project. After seeing the common spaces this week, we’re taking a look at the bedrooms and bathrooms. How they were configured and what details were included to create a home that draws them in and works for the way they live.
Layout With Potential
The 3 bedrooms on one floor is an ideal floor plan for many potential buyers. It allows for a variety of configurations for families. If there’s not a need for a guest bedroom or rooms for children, then a main floor office is a great option. In this neighborhood it’s much more likely that all of these three main floor bedrooms would be used as such so we staged it that way.
When renovating, there is also the consideration of bedrooms and baths. Though they may not get the same amount of attention they are key to the home. Given the size of this home and the comparable sales, there needed to be a master bath and a common bath located in the hallway. Though there was a master bath already in this home, it was in dire need of not only an update but an expansion. Fortunately, the master bathroom shared a wall with the hallway bathroom. As is common in most of these types of homes, the plumbing for both baths was shared. This made it simple to make a significant change without a significant impact on the overall budget. When creating a larger master bath space, consider adding a 5” shower and a vanity with double sinks.
If you’re tight on space, feel free to forego the tub. As long as there’s at least one in the home it will work for many different types of homebuyers. The one exception to this would be if the comparable sale homes had a bath in the master bathroom. In that case you’d want to include it as well to most closely match that recent sale.
New Living Space
One of the draws to this home was that the lower level had a ton of unfinished space. It was the perfect opportunity to add a fourth bedroom, an office, and a room that has the flexibility to be used for storage or workout space. Egress windows are what differentiates a space that has a legal bedroom that can be marketed as such. Before we decided how many windows to add, I always double-check the comparable sales to see if there’s an increase in sale price with the addition of the window.
This home was also one of the few where I brought in a staging company to furnish the home. The timing was such that we were using our own staging items in another home, and it was easier to have someone else bring in the items. Plus, it was great to see some new furnishings in the space.
You can see the differences for the bedrooms included new windows, carpet, paint and new doors. For the bathrooms all items are new as the rooms were all newly configured.
The goal for renovations that add value is about how each space works within the home. Elements like storage and the amount of space are key to create the type of home that works best for buyers. By designing and staging these rooms in a way that makes the transition of a new house “simple,” you’re highlighting the ease of these new spaces.
